1. Create a community.
Your social followers won't engage just because they are interested in real estate; they'll engage because it feels good to connect with you and other like-minded individuals. Use your social networks to support and connect with your group, rather than pushing your business. Engage with your followers by asking questions, responding to posts, sending personal direct messages and keeping conversations going.
 
2. Real + raw = results.
You'll get better results if you're part of the community you hope to reach. That means being authentic and relatable. You don't need super-polished blogs, videos or graphics to achieve that, so don't wait until you can invest in a video camera or computer design program to start publishing great content. Your smartphone has all the technology you need to start reaching your community online.
 
3. Have a hook.
You only have six seconds to catch your audience's attention with a video and two seconds to catch your audience's attention with text or images. That's not a lot of time to work with, so it's important to include a hook right at the beginning. Give them quality information on a topic they care about right away so they will click for more.
 
4. What's in it for them?
Social media marketing isn't about you; it's about your audience. You won't attract clients by talking about how great you or your services are; you'll attract them by showing them how you solve their problems. Listen to and engage with your audience so they'll know that you really understand the pain points they are experiencing. Then, build your content around solving those pain points and showing your audience how working with you benefits them.
 
5. Tell them what to do next.
Creating valuable information for your audience and building an online community are great steps, but to capitalize on that, you need to call your audience to action. Unless you tell them what you want them to do next, they may not know what you want from them. Ask your followers to subscribe, like, share or comment on your social posts to help build the community further and keep them in the loop.
