Here's Why Your Home Might Not Be Selling

If your home is currently listed for sale but not garnering the offers you had anticipated, you're most likely feeling disappointed and frustrated—not to mention, stressed. More than likely, however, there's a specific reason or two why your home isn't selling. While you should discuss the situation with your real estate agent, one of the following culprits may be at the root of the problem.

The price is too high. Despite the investments you've made to improve your home or its unique features and character, factors like square footage, the number of bedrooms and bathrooms, and, most of all, its location will ultimately determine the price range it will sell within. If your home isn't comparably priced to similar homes in your neighborhood, it will be hard for potential buyers to justify the higher price tag.

Your listing doesn't stand out online. Before a prospective homebuyer ever sets foot in your home, they've most likely conducted copious online research to narrow down the properties they want to see in person and explore further. This means that your online listing must include plenty of photos and/or videos of your home along with a description that provides all essential details. Talk to your real estate agent about the best way to help your listing stand out online.

There's a deal-breaking problem. If your home is in poor condition or has a significant issue, such as an old roof, mold in the bathroom or a dilapidated porch, most buyers will pass you by. Even if you make a concession in price due to such issues, many buyers don't want to—or can't afford to—deal with repairs or structural issues as soon as they move in. You may want to consider taking care of any serious problems before listing your home.

It's not staged properly. If your home is too cluttered or bursting with outdated furniture and bold paint colors, you may want to consider having it staged. Talk to your agent, whose office may offer staging services or who may be able to recommend someone, about strategies for staging your home to make it look more modern, open and appealing.

These are just some of the reasons why your home may not be selling. Your agent should be able to give you an accurate assessment and recommend the best strategy for getting it sold, so be sure to heed their advice.
