VACAVILLE, CA, Apr 19, 2024—When it comes time to purchase a home, many buyers imagine touring pre-owned homes with their real estate agents, examining these existing structures for flaws and wondering if it’s a fit for your family. But do you need an agent if you want to buy a newly built home? And how do their tasks differ?
“In short, yes, you should have an agent for a newly built home,” says Stephen Spencer, Bev Dorsett & Sue and Steve Kappel, Broker/Owners of Coldwell Banker - Kappel Gateway. Some builders pay agents to find prospective buyers, so your agent may have the scoop on a new home that isn’t even online yet. And if there are many new developments to choose from in your area, your agent can be particularly valuable directing you to those that match your needs, as well as helping you select reputable builders who are financially sound and respond promptly to buyers’ concerns.
“Even if the home is brand new, you can still use a buyer’s agent to help negotiate the price and upgrades on a new home,” says Sue and Steve Kappel.
Additionally, having an agent shows builders you’re serious about buying, seeing as most agents won’t work with you unless you’re pre-approved for a loan or in the process of pre-approval.
“Many builders even require an agent to be present on your first visit to the site,” says Sue and Steve Kappel.
Even if you’re able to find that new build online, the advantages of an agent are numerous. “An agent is available to analyze data, answer questions, share professional expertise, and handle all the paperwork and legwork that is involved in the real estate transaction,” explains Sue and Steve Kappel.
