FREDERICK, MD, Apr 18, 2024—No one wants their home to linger on the market for months or even years. "If you're hoping to sell your home quickly, you'll want to put a lot of thought into your home sale specifics," says Kim Massett, REALTOR of Real Estate Teams, LLC. Below are a few considerations.
Time it right. While sometimes a move will be based off lifestyle changes like a new job, if you can wait for your area's busy selling season, you will likely sell faster and for a higher price. Talk to your agent about the best times to list in your area, and the pros and cons of waiting if it's not right around the corner.
Price competitively. "While you of course want top dollar for your home, starting with a competitive price should generate a rush of interest when you first land on the market," says Massett. Your agent should be a wealth of knowledge in this department, so resist the urge to push back with your ideal price and remain realistic to current market prices.
Make it move-in ready. The more you can make your home turn-key, the more appealing it will be to buyers. This includes careful landscaping, fresh paint and updated appliances wherever possible.
Add extras. There are a lot of extra perks you can add to your home to entice buyers, like paying for the home inspection. "Some real estate agents offer home warranties with their listings," says Massett. If yours does not, consider purchasing a year-long home warranty and include that in your marketing to entice buyers.
Focus on the front. Curb appeal, curb appeal, curb appeal. From fresh mulch to a freshly painted front door, make sure the front of your home looks amazing so you don't lose buyers between the car and the doorknob.
